10. Preparation of the monthly financial, occupancy and variance reports to the Owner.

11. Maintenance of up-to-date monitoring of the market competition within the property's geographic area.

12. Preparation of Budgets for Owner approval.

13. Obtain Owner approval of major expenditures ($5,000).

14. Assistance with the Year End Audit.

15. Placement and administration of the Property Insurance requirements.

16. Representation of the Owner with governmental agencies.

17. Meet with the Owner to review progress and set future objectives.
